Genuinely uncommon experience & expertise

Bruce didn't just help us buy a property and a business. He helped us buy a better business than we initially thought we were acquiring. His ability to identify hidden value and create new revenue opportunities was amazing. Bruce tells me this is Business Model Engineering in the real world(ie, looking for ways to improve cash flow, create new revenue streams, unlock hidden value, and strengthen the long-term economics of the entire investment)and I believe him. What we bought was a self-storage operation together with approximately 40 acres of surplus industrial land at a price below appraised value. From the outset, Bruce focused not only on completing the acquisition and its financing but also on increasing the long-term value of the investment. Throughout the process, Bruce provided strategic advice on financing, land use, land use planning, and future development opportunities. One of his greatest strengths is his ability to identify the highest and best use of a property and then translate those ideas into practical business opportunities. He helped us rethink the business model by identifying additional recurring revenue streams, including outdoor storage for RVs, boats, vehicles, construction equipment, and shipping containers as well as contractor yards. These opportunities significantly expanded the property's long-term income potential beyond the existing self-storage operation. Bruce also recognized an opportunity to sell a small parcel of surplus land—less than one acre—to the County. The transaction established a higher benchmark value for the balance of the property, substantially increasing the overall appraised value of our holdings. His combination of strategic thinking, creativity, business acumen, and real estate expertise is genuinely uncommon.

I thoroughly enjoyed the Realtopia 2018 event. I could not help but pay attention to every word spoken by Prof Bruce and his crew. I can tell you—everyone else was paying attention too. Prof Bruce should do Sunday sermons—our church would be packed! It’s a great concept having an income during your retirement years by simply owning enough high-producing, ‘animated’ property. It make’s one rethink the whole RRSP/mutual fund investment concept.
