Why Real Estate Investing Makes Sense
Real Estate Business Models
Real estate investing is a business model for dummies (guilty).
Bloomberg Business reports that vacancy rates in the US are at their lowest since 1985, https://www.bloomberg.com/news/articles/2015-07-28/your-rent-s-about-to-get-even-higher so I expect more apartments to be created in the next few years including in-home renovations of basements, attics and above-the-garage…
How many ways are there to make money in real estate?
1. buy and flip
2. buy and hold
3. buy, hold and refinance
4. capital gains powered by inflation, positive externalities (like the city growing around you in terms of population, density and intensity of use), value differentiation (how you animate your own property), additions, renovations…
5. paydown of mortgage principal
6. “unearned” rents
7. tax advantages
8. depreciation reserves
9. capital dividend account
10. trading in real estate (eg, becoming a realtor)
11. becoming a mortgage broker
12. becoming a home or building inspector
13. becoming a homestager
14. becoming a home/building photographer
15. becoming an expert in marketing real estate
16. rezoning
17. severances
18. official plan amendments
19. sale of air rights
20. leasing
21. property management and administration
22. construction, painter, handy-person
23. interior designer
24. architect
25. engineer
26. architectural technologist
27. landscaping, landscaping products
28. snow removal
29. garbage removal
30. planner
31. building inspector
32. by-law enforcement officer
I’ll bet there are a ton more things I could add here.
BTW, real estate is the biggest business in the world, much bigger than tech, media, automotive, oil, education, health, entertainment…
