Who needs a basement or sideyard apartment or a backyard coach house?

If you talk to many developers like I do, the answer to this question is often, “No one” or “Not many.”

I disagree.

Market segments which need the extra income or space include:

-seniors who need extra income for their retirement
-millennials who need extra income to help pay their mortgages
-investors who need higher cap rates
-extended families who need more space so that 3-generations can live together
-rich dudes who have frequent guests or adult children returning home (sometimes with their own kids)

That’s a pretty frigging huge prospective audience of potential buyers IMHO.

And cities, towns and villages need them too–to make their settlements denser and more interesting places to live, and to provide more housing as well as more affordable places to live…
