When does the spring real estate market really start?

Not maybe when you think it does.

In a northern shelf city like Ottawa, most people believe the spring market starts March 21st or 22nd. It doesn’t. It starts February 15th, when people realize the sun is much stronger and higher in the sky—they finally come out of their winter hibernation and start buying (and selling) real estate again.

On Feb 15th, sunrise is at 7:04 am and sunset is 5:29 pm so Ottawans are getting nearly 10 and ½ hours of daylight by then.

On March 21st, they get more than 12 hours of daylight (sunrise at 7:04 am and sunset at 7:17 pm).

By June 21st, daylight is 15 hours and 40 minutes!

What this means is: Whatever marketing you are going to do, do it starting Feb 15th!
