Frontage on Trans Canada highway 17
A generation ago I built this 10,000 sf plaza in Dunrobin Village. I built it before putting in roads and services for (or constructing) 120 new homes in the village, before completing Dunrobin Lake (another 32 homes), before completion of subdivisions Casey Creek and Dunrobin Springs.
Everyone told me I was crazy except I saw this as a calling card for future residential development, not the other way round.
Homebuyers could say, “My kids will be able to walk to a corner store. Can yours?” Ottawa is a city that still builds suburbs such as Barrhaven with 3,000 homes in a row without a single store anywhere in sight. Every trip is a car trip.
I also knew that there were 6,500 vpd (vehicles per day) going past this site (now > 7,500) and more than 22,000 people in the area (now more than 30,000) with very limited services.
The plaza was an outstanding success from day 1. The two girls who leased space for what is now known as Dunrobin Meat and Grocery became wealthy woman over the next 25 years by first being in on the ground floor, and second, working hard, providing great selection, prepared foods, tasty sandwiches, superb meats and excellent services tailored to local tastes and culture. They now own a LCBO and beer outlet there as well.
Here is an opportunity to duplicate their success in the township of McNab Braeside, Arnprior and Renfrew on a gateway site that has significant advantages over the Dunrobin location such as more traffic (over 13,000 vpd), frontage on Trans Canada highway 17, and more people to serve (32,000 in the area).
