Maybe the Only Way to Get Developers to Understand Urban Animation
Maybe the only way to get developers to add animation to their skyscrapers at grade is to force them to preserve heritage structures like this project in downtown Toronto is having to do.
Every building at grade that has piercings (aka, windows and doors) that overlook/open onto adjacent streets adds to civic life and public safety. Every one that brings curtain wall mirrored glass to meet the ground or otherwise presents a blank wall at grade, detracts from both.
Developers who do this (willingly or not) actually end up making more money not less…

postscript: do you think these apartment buildings near where I live would benefit from having apartments at grade with individualized doorways opening up to the street?
