What’s right about this piece of townscape in Carleton Place Ontario?

1. active use at grade

2. built-to sidewalk not set back from road

3. outdoor patio

4. use of

transition line/change in materiality from ground floor to upper level

5. mixed use–residential apartment above

6. piercings through the building creating views into building and from building onto street/improving public safety

7. cars park curbside providing barrier between pedestrians and vehicular traffic

Now if a “modern” planner got hold of this section of town, they’d have a double loaded parking aisle street-side and a bunch of other zoning rules (like setbacks) in place, which would ruin the public room and destroy both private and public value.
