Take a micro suite with no bedroom (actually there is a
living space, which is turned into a bedroom each night via a pull-out coach).

Currently, furnished and rented downtown Ottawa for $1,100 a month.

Then create in its 14
foot clear height
space a mezzanine bedroom that can be used as a main
bedroom or a guest bedroom. The upper level bedroom is suited to millennials or
active middle aged persons. If an elder rents this space, s/he will use the
main level for her/his bedroom and the mezzanine for grandchildren…  

Now rent it out with a tech package for $1,650 a month.

Say the tech package costs $85 a month and the mezzanine
bedroom is built and furnished for $12,000.

Marginal rent = $550/mth – $85 = $465/mth = $5,580/yr

Cap rate on mezzanine bedroom investment = $5,580/$12,000 =
46.5% (unreal)

Postscript: here’re a few ideas for mezzanine bedrooms. It’s
important that it’s not just a wooden sleeping platform—it has to be well
designed, safely constructed, structurally sound and highly banded; ie, it
looks like a beautiful artifact. That’s what millennials expect today.
